Carpet Area Built up Area and Super Area as per RERA

Before buying any property, home-buyers need to understand how much are they paying for what amount of land along with other services as promised at the time of purchase. With the incoming of RERA, now builders have to define the carpet Area and quote prices based solely on that and not super Area. RERA makes it mandatory to disclose Carpet Area before selling flats/unit/ plots by developers.

In most simple words, Carpet Area is the area within four walls including usable spaces like Kitchen and Toilets.

As per RERA Act, 2016, the definition of Carpet Area is mentioned below:

(k) "carpet area" means the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment.

Explanation.— For the purpose of this clause, the expression "exclusive balcony or verandah area" means the area of the balcony or verandah, as the case may be, which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee; and "exclusive open terrace area" means the area of open terrace which is appurtenant to the net usable floor area of an apartment, meant for the exclusive use of the allottee;

Built up area is Carpet Area  + Area of walls and ducts + ½ the Area of terrace. This is usually 10% more than Carpet Area. A terrace is considered as half the actual area for calculating built up area.

Super Built up Area : This is built up area + area occupied by common amenities like lifts, corridors, awnings, club house, stairs. Super built up is usually around 25% more than Built up area. This is also called as Saleable Area.

Let us take Carpet Area of 1000 Sq. Ft

Then built up Area 1100 Sq. Ft (10% increase)

Super built up Area 1400 Sq. Ft (25% increase)

So in actual you would be using 1000 sq. Ft Carpet Area only and paying for 1400 sf. ft which is common areas. Better would be to consider carpet area before making a purchasing decision.

Now the other aspects to be seen while purchasing a Flat are:

  1. Loading Area- is the 25% increase in the Carpet Area. Or if you would want to calculate carpet area first from total area than the formula would be

Carpet Area= Saleable Area/1.25 = 1500 sq. ft = 1200 sq. ft for example.

Or if you wish to calculate super area from carpet area if be 1200, then 1200*1.25= 1500 sq. ft. It is recommended to check the layout in brochure before purchasing the unit.

  1. One must purchase flat for per sq. ft carpet area rate and not super built up area rate.
  2. Exempted areas may include basement, stairs & lift lobbies, balconies & terraces to certain limit, shafts & ducts, porch, staircase room on the terrace.
  3. Shared walls are factored at 50% while other walls are computed fully.
  4. As a rule, for the best construction, built up area is 90% of the super area and carpet area is about 80% of the super area (and 90% of the built up area).
  5. The best Carpet Area is 75% and anything less than this is an unfair deal.
  6. Before making the purchase, do collect loading percentage. The lower the percentage, better is the design. Remember loading is always calculated on carpet area and not built up area.
  7. The loading area is often the area added to carpet area on actual measurement of external walls, balconies and proportionate areas of common areas such as lobbies, staircase etc.).
  8. If the buyer is not diligent while purchasing the property, he/she may end up paying for a non-existent thing. Also for the same he has to pay property taxes.
  9.  A mezzanine does not count as one of the floors in a building, and generally does not count in determining maximum floor space. The International Building Code permits a mezzanine to have as much as one-third of the floor space of the floor below.

  1. The carpet area does not include portions like verandah, corridor and passage, entrance hall and porch staircase and stair-cover (mumty), shaft and machine room for lift, bathroom and lavatory, kitchen and pantry, store, canteen, air-conditioning duct and plant room and shaft for sanitary piping in accordance with the provisions of the standard.
